Get a home inspection in advance so problems can be dealt with &lt;strong&gt;before&lt;/strong&gt; the prospective buyer has a chance to find "defects" or problems needing repair. &lt;br /&gt;&lt;br /&gt;2.  The same holds for termite inspections.  Dealing with problems in advance can save a lot ot time and disappointment just before closing.&lt;br /&gt;&lt;br /&gt;Sometimes problems at these two places as you move toward closing the sale can cause delay or can even cause the sale to fall through.
